The property consists of the SURFACE ONLY of three (3) non-contiguous tracts. TR 1 - 1.0 acs at the north end of CR 259 is the location of the Irrigation Well. The well is 670-ft deep and has a 12-in pump discharge. The pump setting is at 190-ft. The well was drilled in 1955. TR 2 - 220.02 acs located on the W/S of FM 710 just north of Sherrill Rd and just south of CR 265 Rd and about 3 miles north of Ganado. It has level, open terrain utilized as rowcrop farmland. About 90% of the property is Laewest clay and about 10% is DaCosta sandy clay loam. About 40% is in the 100-year flood plain which is at the east end of the property. LASERPLANED! TR 3 - 306.964 acs, E/S of FM 710 at the NWC of FM 710/CR 265 and about 3.7 miles north of Ganado. It has level, open terrain utilized as rowcrop farmland. About 95% of the property is Nada-Cieno soil, 4% is Fordran loamy fine sand, and 1% is Dacosta sandy clay loam. It is out of the 100-year flood plain. LASERPLANED.
