The inspection report is the property of the buyer. The buyers agent should follow the instructions of their client regarding the sharing of the inspection report. The buyers agent should also advise and inform their client of the pros and cons of sharing the inspection findings. Full disclosure is the best. I always advise my buyers to share their inspection report with the sellers. Most relocation companies involved in the sellers transaction will not agree to repairs without the complete copy of the inspection report.
I would suggest considering leaving the listing active but block any showings during the reconstruction. Place notes in agent remarks and with the showing service explaining the situation. Build expectations for the consumer of what a beautiful kitchen will be revealed when complete. Keep your notes updated so the agents of potential clients can monitor progress. Notes under the kitchen photos about the renovation. It would be great to superimpose a banner crossing through the kitchen photo saying something like \" Under construction coming soon (DATE) etc.
