We chose Brad due to very positive past experience, but this sale was the exact opposite. He never prepared a printed property brochure. I gave him a typed list of furniture available for sale to include with marketing info - this was not done. The only info left on site for buyers was a typed list of updates/features that I had prepared myself - he did not even put it on agency letterhead. We left town the day of the 1st showing & advised Brad that we turned on all the lights. He said he would stop by after the showing and turn the lights off. Several days later, our daughter stopped by & all the lights were still on. We had no communication from Brad until an email saying just "Sent you a contract." No phone call or offer to review/discuss the details. We docu-signed. Next was inspection and counter-offer from buyers - just a forwarded email. No input from Brad on negotiating. Asked Brad several times if buyers wanted any furniture - finally had to ask the buyers' agent. From buyer's agent emails to Brad, it appears that Brad was notified that the buyers wanted to close early, but he never communicated that to us, so we had to scramble to get movers at the last minute, and make special arrangements for remote closing, as my husband and I were in 2 different states (not TX). Brad was totally uninvolved & unresponsive regarding the closing. Thank God for Pat at Momentum Title. She had to work through the weekend to get everything done to accommodate the buyers' request for an early closing on 7/27. My husband had to fly from PA to FL to be with me to sign the closing docs, notarize and FedEx back to Pat. She kept me informed - Brad was totally unresponsive. I never heard a word from him to say that the closing happened or to congratulate us or thank us for our business. I don't know what caused the 180 degree difference between our first experience with Brad 5 years ago and this one. I hope that he can turn it back around.

Brad came highly recommended and the recommendation was spot-on. We were in California and helping to sell the house for a relative. Brad handled everything to get the house ready for sale, and was able to sell it for top dollar with an all-cash offer. Despite being remote the entire process was stress-free and handled professionally.

Brad knows the market and comes prepared. He’s not there to just show you houses like some realtors and wait for you to decide. He’s very proactive and will provide you plenty of advice/knowledge to make sure you are making the best long term decision for your family even if it means less money in his pocket. His service also doesn’t stop after closing....he’s been helpful with several other aspects of owning a home after closing.
