1515 Harvard St in Houston Heights Historic District

Totally remodeled and expanded by premier Heights builder, HDT Builders. Here are a few before and after photos.

Renovation in a historic district is not for the faint of heart. There are a lot of rules to know and hoops to jump through. What you are allowed to do is outlined in 163 pages of guidelines, but even these are subject to interpretation. One solid rule though is that the front elevation must remain historically accurate. Below is what it looked like before.

Foundation was improved and brickwork touched up by Brick Restoration Company. The entire house was gutted and a two-story addition added to back. The yellow color of new entrance door is in homage to the color the house had been for decades.

Sad

The porch is now back to original and very inviting. Gone are the tacky aluminum windows and enclosed portion of porch.

Before the remodel the porch had been partially boxed in (below).

Frontl

The original interior was small and simple. Here it is being gutted and the windows being restored.

Front

The exterior remains true to its roots, but the interior is much more detailed. Craftsman style trim and built-ins. /

A cool part of the house is the accent wall that was once the exterior back wall of the house. It is now the focal point of the kitchen. The combination of history and professional kitchen will be loved by all who appreciate the Heights and those who love to cook.

This ca. 1904 house started out as less than a thousand SF plus a tacked-on addition. It is now 3200 SF + an unfinished room over parking area that could be a future full apartment or studio.

3BR/2.5 Baths, downstairs primary suite, upstairs sitting area. 1.4M.

Kitchen

The downstairs primary suite also has an accent wall that was originally the back wall of the house. Downstairs

The front of the house remains historically accurate while the back reflects outdoor spaces homeowners want now. Even the parking/storage area can be used as an extension of outdoor area. There is an unfinished room over the parking area.

This is just a quick introduction to what HDT Builders has created. Come visit. It will be held open most Sundays 2-4 pm.
