For this brand new series, I will be highlighting the hottest real estate markets! These are the "it" neighborhoods in the best areas of town, with all the amenities, restaurants, and community hubs, you will be sure to fall in love with. For this particular post, I am featuring: Magnolia Reserve.

Magnolia Reserve is a neighborhood that features hills and half-acre homes. Their motto is to "downsize to luxury' which is exactly what this community is. Floorplans consist of 3 car garages, outdoor kitchens, rolling hills and views, and so much more. The neighborhood is zoned to Magnolia ISD which is an A-rated school district with great schools. The Woodlands Mall and Town Center is less than 30 minutes away, giving you the perfect balance of seclusion and proximity. The homes in Magnolia Reserve start in the $350s with only 3 exclusive builders, Terrata Homes, Bethel Homes, and Gracepoint Homes, making each homesite unique. The community is packed with amenities, from the bark park for dogs, the walking trails and pond, playground and pavilion, there's plenty of outdoor rustic-themed luxury.

In the last 90 days, 18 homes have sold in Magnolia Reserve. The average sales price per square foot was $141. The averages sales price was $456k. The median days on market was 53. Below you can see a market analysis broken down for active, pending, and sold.
