Sawmill Ranch Homes For Sale 77389 Spring Texas Neighborhoods

Master-planned communities may have all the amenities any individual could ask for, but it is not everyone's cup of tea. Some families find it too dense. Others find it too far from their work or school/ while certain people find it too expensive.

Sometimes, finding a home that will fit a family's needs can be challenging for a real estate agent like me. Thank goodness I live in the Greater Houston area, where there are a plethora of communities to choose from - we have resort-style master-planned communities, traditional subdivisions, condominiums, apartments - you name it. The choice is yours to make.

Today, I will be showing you around a modest size subdivision in the diverse town of Spring, Texas. Join me as I tour around Sawmill Ranch.

Now, let's proceed with our neighborhood tour around Sawmill Ranch. This 105-acre tree-lined community, located just 23 miles north of downtown Houston and about 20 miles south of The Woodlands was developed by Meritage Homes, an Arizona-based homebuilder known for its distinctive style, quality construction, and award-winning experience.

It has five sections with 136 homesites. Section 5 is divided into two distinct non-gated communities - The Estates and The Enclave. Some houses around Alder Bend and Sawmill Terrace have a good view of the pond from their backyards. A relaxing sight while sipping a hot cup of coffee on a cold January morning. Sawmill Ranch features one to two-story single-family homes starting from the upper $200s with home sizes ranging from 1,904sq ft to 4,203sq ft. HOA fee varies from $700 to $910 annually depending on the neighborhood or section. HAR.com shows a tax rate of 3.13%, but I highly advise checking with the local tax authorities for more updated information.

All the homes in this subdivision were built with energy and money-saving features. A standard trademark of Meritage Homes.

All houses that were originally offered by Meritage Homes are now sold out but re-sales are available with prices ranging from $297,000 to $420,000.

Residents of this community can take advantage of the comforts offered at their Amenity Center. It features a bean-shaped pool with a sun deck or a tanning ledge (whatever you prefer to call it), a shallow children's pool, and a pergola where homeowners can relax without being too exposed to the heat of the Texas sun. While kids will enjoy playing in the nearby playground with lots of play structures like slides, crawling tunnel, climbing fixture, a swing, and a splash pad. Active residents can jog, bike, or stroll along the trails that surround the entire neighborhood.

Sawmill Ranch is zoned to the highly acclaimed Klein ISD, one of the 3 school districts that serve Spring, Texas. Pre-kindergarten to 5th-grade students are served by Zwink Elementary school, an A-rated school located just about a mile from the neighborhood. While 6th to 8th grade students may attend Hildebrandt Intermediate School situated just 3 miles northwest of the community. 9th to 12th grade students on the other hand can go to Klein Collins High School along Ella Boulevard.

Grocery shopping? That would not be a problem at Sawmill Ranch. It may not have its own commercial center but Kuykendahl road is just 3 miles away - where several grocery stores are located like Sprouts Farmer's Market, Kroger, and Walmart Supercenter. Entertainment centers and dining hubs also abound in this commercial district.

The construction of the Grand Parkway a mile north of Sawmill Ranch made it easy access to The Woodlands, Exxon Mobil Campus and the rest of the Greater Houston area.

If you are someone who shuns away from vast master-planned communities and prefer a small neighborhood for a better sense of community, then Sawmill Ranch will be perfect for you. Its distinct tree-lined streets, its simple amenities, its offer of an uncomplicated way of living plus its accessibility to major freeways and thoroughfares - these are the characteristics that make this small community desirable to most homebuyers.
