Happy New Year!!!

Now that 2020 is over and we are in the second week of 2021 setting new routines, working on new goals let's talk about your home purchase. Even though interest rates are still at an all time low, seller's know that homes are flying off the market. These homes are appraising higher than they would had a year ago. The longer you wait, most likely the higher prices are going to be. 

Now, I know not everyone is able to buy a home right this moment, but you can prepare. I always recommend to start talking to a realtor and a mortgage lender to know where you stand as a buyer. There might be work to be done on your credit and you want to know on time in order save money and stress in the long run. Also there are expenses to expect in the homebuying process, you want to keep those in mind when saving for your home even if you get down payment assistance (dpa). When saving keep in mind stimulus checks, and tax returns can be used. 

Being that the market is so hot, it is a good idea to have a consultation with your realtor to narrow down the homes you are going to be looking at. The consultation is a time I take to learn more about what your family's wants, and needs. I will ask about bedrooms, bathrooms, square footage, parking, etc. Everything that will help me find you the perfect home in the less amount of time possible. During the consultation we can also discuss particular areas to have an idea of sales price, how fast homes are selling in that area, flood zones, and taxes! This becomes important when we start looking at a monthly mortgage budget. 

If you are looking into purchasing a new build keep in mind most homes take 6-9 months to be move in ready from the moment you sign.

Education to me is key! During the consultation I will explain the home buying process step by step in detail. It is important for you to know what stage in the transaction we are so you are prepared to turn in earnest money, have inspections, and even start packing. Of course I am with you through out the process taking care of everything, including but not limited to scheduling appointments, keeping track of deadlines, submitting paperwork. Everything in my power to  making this a memorable experience!
