No home is perfect, and most homes will need some repairs. Most of the time, this is not a reason to back out of an offer. The buyer and seller should be able to find a way to agree on any repairs that need to be made and continue with the sale of the home. Getting a home inspection BEFORE you put your home on the market, prepares you for any potential fixes that you may want to make before you list your home. If you do not make any repairs, you will at least be ready for the buyer to request certain repairs and already know how you want to negotiate those.
Buyer:
When going through the steps of purchasing a home that you have successfully made an accepted offer on, it is important to get a home inspection to protect your investment. Knowing that you will need a new roof in the next 5 years will help you to financially prepare for the expense. Having information on possible issues your home may come with, will prepare you for how to handle them when/if they become a problem.
