Spring Texas Neighborhoods Best Neighborhoods in Spring TX

I am Jennifer Yoingco of Texas Home Group. Today, I will be sharing four of the best neighborhoods in Spring, Texas. We have asked clients and compiled the common factors as to why they think a community is considered the best. Clients value the safety, family friendly atmosphere, amenities, easy access to freeways, proximity to shopping, dining and entertainment centers, hospital facilities, and school district zones that are highly rated. So, stay with me.

Speaking of relocation, have you heard of Gleannloch Farms in the northwest area of Harris County? It is a premier master-planned community of nearly 3,200 homes located just 20 miles north of Houston. It is divided into 23 sections of golf course and lakefront properties, gated and non-gated communities. Residential buildings vary from single-family homes, townhouses to patio homes with a price range of 200k for starter homes to as much as over 4M for estate homes. Commercial office spaces are also available for professionals who are looking for front-door walk-up access and surface parking. HOA fees range from 1,000 1,550 dependent on the neighborhood section.

It has a wide array of amenities such as walking/biking trails, a state of the art fitness center, equestrian center, a picnic area, 2 separate recreational centers that include a clubhouse, a 6-lane 25-yard pool with a splashpad, a kiddie activity pool, 6 lighted tennis courts, a catch and release fishing lake, a canoe/boathouse, a kiddie play park, a covered picnic pavilion and a kiddie playground. It also has a sports complex that features an 8-lane 25-yard athletic pool, sand volleyball court, basketball pavilion as well as baseball, soccer and lacrosse fields.

Gleannloch Farms is a fur lover haven. Residents who are members of the Gleannloch Farms Community Association have exclusive access to their 2.5 acre Bark Park. A gated park for fur babies that includes a small and large dog off-leash areas, a shaded sitting section and water fountains.

Golfers will also love the Gleannloch Pines Golf Club inside Gleannloch's vicinity. A semi-private 27 hole golf club that is owned and operated by Tour 18 Inc. Members of the golf club can also play at the Augusta Pines Golf Club with minimal fees.

There are 2 elementary schools inside the subdivision - Frank Elementary School and Hassler Elementary School. Both schools cater to pre-schoolers up to the 5th grade. Both are also graded A by the Texas Education Agency. Gleannloch Farms is zoned to the highly acclaimed Klein School District thus high rated schools are just a few minute drive from the community such as Klein Oak High School, Doerre Intermediate School and many more. The Grand Parkway or State Highway 99 that is located at the north side of Gleannloch Farms provides residents a quick commute to I45 where the majority of employers like Exxon Mobil, HP, American Bureau of Shipping and the Southwestern Energy Company is located.

Running out of groceries will not be a major problem with Kroger located at the south entrance of the subdivision and HEB at the north entrance. There are also several fastfoods and restaurants located right outside of Gleannloch Farms.

Around 8 miles from Gleannloch Farms is another upscale community called Auburn Lakes. It is an exclusive heavily wooded 500-acre master-planned community that is home to several gated and non-gated neighborhoods and golf course communities with approximately 900 homes to date. Being near The Woodlands made it a prime location and attractive to home buyers who would like to move closer to Houston and experience a luxurious living less the elevated home prices of The Woodlands.

Homes are constructed by a variety of builders, thus there are a lot of styles to choose from with prices ranging from 250K to over a million dollars. HOA fees for non-gated communities are around 600 while gated communities are around 1700.

Residents of Auburn Lakes can enjoy excellent amenities such as walking trails, stocked fishing lakes, and a 7-acre recreation facility that includes a swimming pool, splash pad, playground, fitness center and a recreation center that can be rented to host private parties.

Golf lovers can also enjoy the 18-hole Willow Creek Golf Club that also offers fine dining every Friday night.

Children of Auburn Lakes residents can attend the sought after Klein ISD. French Elementary School is just outside the entrance of the community. Several others are also just a few minutes away like Hofius Intermediate School, Northampton Elementary School, Klein Oak Highschool, Hildebrandt Intermediate School and many more. It is easily accessible from the intersection of Grand Parkway 99 and Gosling Road. Interstate 45 is only 9 miles east of the community and FM 2920 is only 5 miles south of Auburn Lakes.

Grocery shopping can be done at the nearby Harvest Market located just outside of the community. Numerous other groceries, restaurants and shopping options are available within a 10 minutes drive.

Another great community in Spring, Texas is the Country Lake Estates, conveniently located 2.5 miles from I45 off of Louetta. It features large homes that are reasonably priced, perfect for starting families with a price range of 220k to 440k. HOA fee is 719.

Its amenities include a recreation center with a game room, swimming pool, tennis courts, landscaped green belts, lakes with fountains, a playground, and a pocket park. The focal point of this community is its 2 lakes - a larger 18-acre lake with 3 fountains and a smaller 6-acre lake with 1 fountain. Both have walking paths for residents to enjoy the tranquil view with common sightings of ducks and egrets.

Like the previously mentioned communities, Country Lake Estates is also zoned to the award-winning Klein School District. Benfer Elementary School, Haude Elementary School, Khuenle Elementary School, and Klein Collins High school are just a few of its surrounding B-graded schools.

Grocery shopping, dining and entertainment is not a problem in this area. HEB, Kroger, McDonald's, Pizza Hut, and Boston Home Market are all just within a 5-minute drive depending on the traffic.

The last but not the least in my list is Windrose. A heavily forested 1121 acre land with over 2,200 homes. This master-planned community is located southwest of the intersection of FM2920 and Kuykendahl in Spring, Texas.

It is noted for its beautiful mid-size homes. Although there are modest-size homes in this area, it is rare to find a house that is more than 3k feet, making it an ideal place for starter homes. Price range is anywhere within 190,000 925,000 while HOA fee is over a thousand dollars.

Amenities include a 20-acre natural lake with fountains, a fishing pier, paved walking trails and benches for relaxation. There is also a lighted tennis court, neighborhood parks, playgrounds, a volleyball court and a soccer field. There are 2 swimming pools, including a junior Olympic pool and a kid-friendly pool with water slides. Their Meeting House is complete with a children's playroom, a card room, and a kitchen.

Golfers will surely love the 18-hole Windrose Golf Course located within the community that features lush fairways, strategic water hazards, and a relaxed atmosphere.

Windrose is also zoned to the highly-rated Klein School District. It is surrounded by different A-graded schools such as Mueller Elementary School, Benignus Elementary School, Frank Elementary School, Theiss Elementary School and Zwank Elementary School.

The bustling intersection at FM 2920 and Kuykendahl provides the community with its shopping, retail, dining and entertainment needs. Some of the known retailers in the area are Lowes, Super Wal-Mart, Krogers, Shogun Japanese Restaurant, Buffalo Wild Wings, Chik-fil-A, Chilis, Wendy's, McDonald's, Cinemark movie theater, and a Sprout's Farmers Market.

Apart from great communities with impressive amenities and school district zones, safety is also one of our biggest concerns when moving to a new place. It is difficult to find a safety/crime index report specific only to the neighborhoods I discussed, so I will be referencing Spring as a whole when it comes to safety. According to Neighborhoodscouts.com Spring, Texas has an overall crime rate of 15 per 1,000 residents. A poll spearheaded by Niche.com says that 62% of the respondents felt that they are pretty safe in Spring while Areavibes.com reported that Spring is safer compared to 16% of the cities in the United States. Whatever the crime rate is, I guess what's important is that the crimes are decreasing annually as reported by both Areavibes.com and Spotcrime.com.

I understand that moving from one home to another is a difficult decision to make. There are a lot of considerations to take - neighborhood amenities, proximity to work, dining and retail areas, school zones and safety.
