Amira is a new home build, master planned community in the Tomball/Cypress area. Amira is located off the Grand Parkway and Mueschke. It is halfway between 290 and 249 on the grand parkway. It is 370 acres with 6 lakes, a resort style pool, dog park, playgrounds, and zoned to Tomball ISD! The Amira community is less than 5 minutes from the brand new elementary school being built right now, called Grand Oaks. That elementary school will open in the Fall of 2020. In that same complex will be a new Junior High to open in 2021, and the new Tomball sports Stadium. I loved the Beazer and Perry floor plans. All of the model homes are gorgeous! I sat down to ask some important questions with the builder reps of the Perry and Beazer homes.
The 45 foot lot homes start at the lower $200s, and the 50 and 60 foot lots start in the mid $200s and go up to the mid $400s
Inventory homes are available right now for immediate move in for both builders. If you want to do your own build it would be ready to close around May if you signed a contract in January.
Beazer has half off of $40,000 for upgrades and the Hilltop collection within Beazer has half off of $60,000. There is also different incentives for choosing specific lots, an appliance package of $4300, and closing costs contribution of $7700
Around 1120 homesites
The tax rate is 3.5 and the HOA is $950 per year.
At this point we do not have any insight on new grocery stores ect coming in. However, Fairfield shopping is within a 7 minute drive which includes, Costco, HEB, and tons of retail shopping as well as restaurants.
The land used to be a ranch, that was then turned into an arabian horse ranch. The land never flooded during that time frame, according to what the owners said. The current developers have placed drainage ditches, as well as 6 retention ponds throughout the community to control flood events. The community was named Amira to honor one of the ranches most popular horses.
