So....How's the real estate market?

If you take a moment to review this graph, you can see a very predictable year over year trend. After October and huge drop happens. Every. Single. Year.

This year is no different. 

Why? I can think of many logical reasons...sellers do not want to list their homes during the holidays. Who really wants to try to sell during Thanksgiving and Christmas? And, it also happens to be the middle of the school year. Families with children do not want to change schools. 

My last 3 transactions, and my next 3 closings are all buyers. Guess what? They still buy regardless of the season! Job changes happen anytime of the year. Families grow anytime of the year. Needs change... and its not as predictable as the graph suggests. It was a challenge for all of my buyers to find the homes they needed because of limited inventory.

In Houston ISD, there is 5 months of "inventory". This means, that if no new homes come on the market, and homes are purchased at the current rate, all homes would be gone in 5 months. 

Inventory is LOW in our area!

Currently there is a 2.4 month supply of homes in Friendswood ISD.

2.6 for Pearland ISD

2.8 for Clear Creek ISD

There are far fewer homes on the market. If you are thinking of listing your home in the spring, you may be missing a captive audience of buyers who are struggling to find their perfect home right NOW!
