Should I Update or Sell As-Is?

This question comes up quite a bit - especially from my senior homeowners who are thinking about downsizing.  Many times the homeowner has lived in their home for not just a few years, but for decades and cosmetic updates and other home repairs are needed.   Homes that are outdated or in need of repair attract low-ball offers and sit on the market for months.

Some of the reasons for not updating include homeowners believing it’s too expensive, too time consuming and too stressful. But the fact of the matter is most of today’s buyers, who’ve grown up watching HGTV makeovers, are looking for turn-key ready homes. So what do you do when you need to sell, but feel that it will be too time consuming or stressful to update?  More importantly, what can you do if you simply don’t have the upfront cash to pay for a renovation?

One solution is to consider using a company that specializes in home renovations and will wait to be paid at closing.  One such company is Curbio, which stands for Curb Appeal Inside and Out.  They help those sellers who need to sell, but also need to update in order to get their home sold quickly and for top dollar.  They are very familiar with what today’s buyers are looking for and understand the importance of completing a renovation in a matter of weeks, not months. They help homeowners achieve their property’s full profit potential without the hassle or upfront costs of a traditional home improvement company.  Here are some other benefits:

  • Renovations have an average ROI (return on investment) of 209%.

  • Homes that have undergone a Curbio renovation typically sell in 30 days or less.

  • Curbio gets paid at settlement. No out of pocket expense incurred by the homeowner.

The Bottom Line:

Should you update your home or sell “as-is”?  It depends.  If you have no time for renovations and must vacate quickly, selling at a deeply discounted below market price may be your only option.   However, if you have a little bit of time to update, you should.  Today’s buyers do not want to take on your projects so updating is a must if you want to compete with other renovated homes and new  construction homes in your area.  You can expect your net proceeds to be significantly higher with a renovation as opposed to selling in its’ current outdated condition.  A company like Curbio offers a service that will transform your home into the move-in ready listing that buyers want.  The biggest benefit is they will be paid at settlement from the proceeds of the sale.
