During my real estate career, I’ve seen many homeowners make a lot of mistakes when selling their Houston area homes and one of the top mistakes that stands out every time is listing their home for the wrong initial list price.

Before you list your home for sale, here are several reasons why you want to list it with the right price the first time.

Reason #1 – We Aren’t in A Sellers-Market Any More

There’s no doubt that the last five years have been some of the best that the Houston Real Estate market has seen but the 2019 real estate market is different because it’s no longer a sellers’ market, it’s now a buyers’ market.

This means that instead of being able to list your home for thousands more than its current value, you have to choose the correct list price from the very beginning or else your home could sit on the market for a lot longer than you expected.

Reason #2 – Your Home Can Be Researched Online

In the 2019 Houston Texas Real Estate market, everyone has a smartphone and this means at as soon as they see your home listed online, they will research it using sites like Zillow and know within minutes if it’s overpriced or not.

Reason #3 – You Don’t Want Your Neighbors Homes to Stand Out

Even though you may like your neighbors, the truth is that if one or more of their homes are for sale, you are going to be in direct competition with them and you don’t want their homes standing out because they are priced less than yours.

Reason #4 – Some Buyers May Think Something Is Wrong with Your House

Let’s say that you make the mistake of overpricing your home, in today’s real estate market the result is that it’s going to sit on the market longer than you expected and some buyers may wonder if something is wrong with your home.
