I once wrestled with a client who desired to sell his home but was confused with how much and if to spend large sums of money refurbing his home to make it inviting to the public. I had watched many seasoned agents guide their clients thorough the process of new carpet, new bathrooms, new kitchens etc. only to see the house sell and considerable monies spent by the new buyer to make the home more suitable to him/her. It was interesting to drive by and watch new carpet be torn out and stacked at the curb in favor of new carpets. $10-15,000 of carpet simply bit the dust and the monies wasted. How can we manage this as we go forward?
