One of the most dreaded and contract changing parts of every contract is the appraisal. Whether selling or buying, many subconscious decisions are made wondering about the results. As a seller, knowing what your home will appraise for by a certified appraiser, is a strong negotiating point. The buyer’s lender will always require one, but a certified appraisal is a tool of confidence and negotiation.
