Lakefront properties in Fort Bend county

Are you looking for the "perfect" lakefront property? You know, that particular house that you have followed for years, waiting and hoping that one day it would become available for purchase?

Fort Bend county is home to some of the most popular master-planned communities in the nation, many of which have beautiful lakes that are spectacularly designed. Lakefront properties are particularly coveted by sophisticated buyers, for the amenities and lifestyle advantages that they offer. Oh, to be able to look at the sunset on the lake, from your own backyard, while sipping on that piña colada... Isn't that priceless? Many buyers would absolutely agree!

Ok, so only 1-3% of properties in the better-known master-planned communities in Fort Bend county are listed as true "lakefront" properties at any point in time. For the sake of illustration, I have selected 5 typical lakefront communities in this county to show the average sales price for lakefront properties versus all properties in that community. No surprise at all, that the standard lakefront property commands 50% to 80% or more to purchase compared to all properties sold in that community.

However, it also true that the typical lakefront property is also 30% - 50% larger in size than the average property in that community, as is shown in the chart below. 

Lakefront properties are typically at the upper end of market value for their community, and as such they have custom features, larger lots, and more square feet of living space, congruent with the lifestyle sophistication associated with "lakefront living"
