If you are thinking of selling your home, it doesn't cost anything to have an agent come out and tell you what we can list it for. A good agent will bring data to show what is happening in the market in your area and list for close to what it will appraise at. The appraisal is one of the last things done when a home sells. If it doesn't appraise the deal may not go through if there is a lender involved.  Make sure you are getting sound advice and have a comfort level backed by current data and facts about your home.
