Property values don't just change at tax time. Property values change ALL THE TIME! You need a REALTOR to perform a Comparative Market Analysis accurately to determine the precise value of your home, precisely NOW. Many listing sites offer estimated values, all of which pull from public records such as tax appraisals or foreclosure sales. Imagine the drastic difference between those numbers. Maybe the same floor plan in your neighborhood is appraised at $300,000 for tax purposes but sold by auction for $132,000. That's the type of data being comprised to estimate home values in your area for the sole purpose of direct mail advertising. Thinking about selling? Contact a REALTOR. You probably know one already.
