The 3 P’s of real estate listings

hr3580046-6Here are 3 things that make for a great real estate listing:

1. Photos: Photos are the #1 priority in your listing. They need to sparkle! For my listings, I invest in professional real estate photography and it has proven to be a no-brainer. How often have you looked at a real estate listing knowing that someone snapped pictures with an iPhone?

Photos are the most important component of the listing. You aren’t walking into a job interview in your PJs and slippers. Well, the listing is the job interview of houses!

2. Presentation: Beyond the photos, the arrangement of pictures and captions matter. Many homes will have the front of the house, the bathroom, the garage, and the 3rd bedroom before showing the living room, kitchen, and master bedroom. Why?!?!?!?!? We are telling a story. The photos, the captions, and the arrangement all matter.

3. Price: Yes, it always comes down to price. Great photos and a great presentation don’t matter if you’ve priced yourself out of the market. It’s a seller’s market, to be sure, but buyers are looking at dozens, maybe hundreds of homes similar to yours. They understand which homes are priced right and which are not.
