Have you been trying to sell your home and wonder why you aren't getting any offers yet? The rule of thumb is if you don't have at least 2-3 showing per week than your price is too high.  If you have had many showings and no offers than it could mean your home does not sparkle enough for a buyer to want to make an offer on it.

The way a home looks, feels, and even smells can affect the way a buyer experiences your home. Dirty, smelly, and cluttered gets personal, and an unsuspecting buyer can be overwhelmed by the unpleasant sensory overload when they walk into a home. Too much stuff everywhere, pet smells, stained carpet, dirt and grime, are a distraction to the buyer. Instead of focusing on why they love your home, they focus on all the things they need to do to make it feel like home.

New paint and carpet is one of the quickest ways to give your home a facelift. Carpet rule of thumb, if it’s high-quality, and well-taken care of it can last up to 10 years, low-quality up to 5 years, but when in doubt, replace it. It’s worth it to change the carpet, and may mean you can get full price for your home. These easy fixes like replacing the carpet, mowing the lawn, removing clutter, and routine maintenance are hard for the buyer to overlook unless the home is priced below market.

As a realtor, I like to show my clients the homes that I call the "shiny apples" first. These homes meet my buyers requirements, and are move-in-ready.
