SugarWood: next hot subdivision in Sugar Land

Sugar Land home values have gone up in the last 8 months.  The amount depends on the subdivision and price point.  The highest has been in the heart of Sugar Land closest to the highway 59 corridor.  Home buyers are seeking value,  mobility,  stability and well, a nice home.  

SugarWood is a sleeper in the heart of Sugar Land.  At the intersection of Williams Trace and Lexington it is about an eighth of a mile of 59:  optimal mobility north south east and west.  

Home values have not gone up much here yet...why?  Most realtors forget about it because its only 250 homes and they are older.  Plus, in my opinion, the HOA is inadequate to address the needs...when you include the scope of responsibility to increase property values through synergy among the HOA and the homeowners.  Its just small...but that's a benefit in the right hands: (nimbleness and flexibility)

Homes values have also remained static as many of the homes are owned by the original owners who acquired in the latter 80's.  Many need major updates, some are gorgeous. Many are waterfront (oyster creek) about 20% are Contemporary, many have tile roofs, gated drives, curved walls and other expensive touches you won't find in your typical subdivisions or (in my opinion)  the overpriced over taxed new construction.

Our goal is to raise awareness of the existence and reveal the attractiveness of this community.  It has already begun.   NOW is the time to grab these homes.  Values will be going up, the synergy has already begun.
