Purchasing your home will most likely be the biggest investment that a buyer will do in a  lifetime. There are various things that you have to take into consideration like a mortgage, area, schools etc.. Most buyers usually do their own homework before they choose a area that they really want to live in. As a realtor our job is to guide the buyer and give them as much information as possible.  As far as mortgages go, they have been changing guidelines almost every month, so I have to constantly keep on updating myself of any new program guidelines. There are still a lot of good lenders giving good loans, they just take a long time to get the buyers fully approved. Once we have found the home the buyer really wants, the loan officer usually take over until the deal is closed. Of course I still have to coordinate inspections and make sure the loan officer is doing their job. The title company will handle the transfer of the deed and make sure the title is free and clear. The whole process usually takes about 30 to 45 days from the time a loan officer gets a contract. It’s always good to be well informed before making the biggest investment a buyer will ever make. Realtors are here to guide the buyer !
