How do you get the highest possible price for sale of your property?

For actually anything, it's: Best quality product possible + market positioning & timing + effective advertising.

It's no secret that the best bait catches the fish and when it comes to homes, it's no different. A home that is in better physical and aesthetic shape will appeal to more people and attract a higher price. The questions are: Does it matter what price range? How do we get that retail look without overspending? What should we remodel to get the best return on our money?

We've sold homes at about the $100k to nearly 7 figure levels and they all have buyers that have expectations. Knowing what those expectations are is knowing your customers and giving them what they want and expect. Marketing 101. Once this has been determined, getting the house cleaned, repairs made and staged will provide the best bait for the marketing to attract the best buyers. Since buyers make the market, the marketing might attract plenty of qualified buyers out with their realtors, ready to make an offer on the best homes for them. It will ultimately be up to those buyers to decide if the price of your home lines up with what they are willing to pay. Buyers make the market. Once a buyer has decided to make an offer, the homeowner will have to decide whether or not the offer price and other contract terms are acceptable.
