Many inner-city homes have converted the garage into an apartment. It is great for a live-in nanny, the returning college student, visitors, or to use as a mother-in-law suite. Still, some owners use them to rent out and enjoy the monthly income; here in Texas, it helps off-set the cost of annual property taxes.
One couple in inner-loop Houston decided to convert the garage into not one, but two 3-story garage apartments. They completely renovated the space into an income-producing duplex. Not surprisingly, both units leased quickly - and with quiet, on-time paying tenants. The couple then tore down the main house and built a brand new 3-story 4200 SF home with an attached 2-car garage. How many inner-city homes have you seen that has a garage and a garage apartment?
