*****Pearland, TX "My wife and I first stopped by Perry Homes and spoke with a sales rep interested to purchase a new inventory home. We were considering to sign the contract but didn't feel that our questions were answered 100%. One of our fellow church member who purchased a new build recommended his realtor. We consider ourselves very lucky to have found Calvin. We've explained to Calvin that we really loved the Perry Home at the location close to 288. We met him at the sales office the following weekend. Calvin started educating us about the surrounding area. Train tracks near by, landfill on the other side of the neighborhood (many complaints about odor by existing home owners and ongoing class action lawsuit), many chemical plants near by, and on and on and on. We had no idea. So we looked at other homes with Calvin within his recommendations, and found 1 within our budget and 1 that we fell in love with that was out of our budget. Calvin later said that he saw the look on our faces when we were touring the house we fell in love with. Calvin told us he will speak with the builder to see about bringing the price down. I don't know what he did, but they brought the price down after it has already been reduced. Later, I found out that Calvin even gave up his 1% bonus during negotiation. Calvin not only negotiated the price of the house, but he also negotiated with the lender bringing down 1/4 of a percent interest rate and discounts in lender fees and contribution toward our closing costs from lender. From beginning until closing, Calvin looked after us. If you are looking to buying a house, you must have Calvin represent you! I highly recommend him!"

A little bit about Amazing Kim: I have traveled extensively to many different countries, and have even lived abroad, which gives me a deeper understand and appreciation for other cultures. My most recent traveling experience was spending time in Turkey, where I learned a lot about Mediterranean people, history and culture. My History in Real Estate When I first started in Real Estate in Houston, the market wasn't very good, and I, personally didn't have many clients. I worked diligently with my American clientele. I worked hard to close their deals and guide them through the whole process. They were appreciative of my efforts, and was able to earn their referred business, and now I have clients from all over the world. I enjoy and am very comfortable with clients of any culture, background or situation. In my first days as a Real Estate Professional, I was dealing with mostly first-time buyers who had a lot of issues with income, credit and home financing. I had work very hard to find lenders willing to work with these issues. I had to learn all about mortgage financing guidelines, credit system. Despite my inexperience at that time and my customers' credit challenges, I was able to close all of my deals. Later on, I started working with sellers. My very first listing had been on the market for over a year with another realtor, but, with MY successful marketing, I was able to get my seller a contract in less than 30 days. She was extremely happy! I remember another example where I had a home that was on the market with another agent for more than 18 months. Again, after taking over, with successful marketing, I was able to close in less than 50 days. One of the ways that I can do this is my attention to detail For example, I hire a professional photographer to show high-quality pictures on the Internet, which showcases the property, helping it to sell faster.

I specialize in and really enjoy working with customers who have challenges. I enjoy educating them on all of the ins and outs of selling/buying a house. I particularly specialize in situations where there are problems getting financing from the bank. Specifically, what I do well is listen to my customers, and work to meet their needs. I educate them in great detail on every step in the process, from working with the bank to secure financing to handing the keys to open their new dream home! When I am able to close a deal in these situations, I have a great feeling of pride and satisfaction. Many sellers put their home on the market and never understand why their home didn't sell; they just don't understand marketing and the cost and process of selling a home. This is where I am most helpful. I am willing to work with them and educate them and help them, where other agents do not. I actually like investigating this to find out, which helps me learn more about the business myself. I love what I do, because I love working with people professionally, and I love to be challenged and help people work out their problems, and I LOVE to pass on my knowledge to them, and continually learn myself. Shortly after Okwha's birth in Seoul, Korea, her family moved to North Carolina to pursue the American Dream. She learned first hand what it took to be a business owner, helping out in her mother's wig shop at the age of five.
