Location, location, location.  Same house / same builder  in neighboring subdivision have different prices.  Check schools, lot sizes, tax rates, outside surroundings, age of house, amenities,  age of roof, age of a/c., and so on.  It could be that the house in one subdivision is the largest offered and the next subdivision it is the smallest.....  All of these factors should be considered.
