Sometimes I walk in a house, and the first thing I notice is the carpet........either stained, worn walkways or both. Layout is nice, nieghborhood is great, all seems right but when we talk about the carpet, the seller asks, " can't we offer a carpeting allowance instead of replacing it, whoever buys this home will probably want something different than what I would put in anyway ". You know, they could be right about carpet selection but heres the deal..........when buyers walk through your home they want to SEE everything clean, new, fresh and ready to move into. Even if they plan to change the carpet after they move in their buying decision will be made or NOT made over how your home looks in that moment, or for the 20 minutes they spend inside it. I have been with buyers, showing a home and watched as they turn off over old worn carpets. Even my talking about "we can negotiate with them about the cost to replace carpets if you like the home other than that". They agree but at the end of the day, when we are making a list of ones to see again or dismiss, the "old worn carpet" house gets dismissed. One way to look at it- spend the $ now, to get the home sold quicker and at market price, not below.
