Vanessa Martin, also known to clients, friends, and family as "V", is an experienced Realtor specializing in all types of residential real estate transactions. A transplant from DFW to Houston, Vanessa has been calling H-town home since 2004, and is familiar with many areas of Houston (from Cypress to Baytown and beyond). Hi Broderick--There are two things I suggest for my clients when they are in this situation. 1. Have a reputable loan officer check your scores, and point you in the direction of a good credit repair company. Many times they have someone they work with regularly, and will continue to follow-up with you until you are ready to purchase. Going through the lender's referral usually reduces the chance of getting scammed.2. I always recommend Improve My Credit USA to my clients. You could use HAR.com to save your search in "my home finder" and be alerted when a home that matches your criteria hits the market, or you could use a Realtor to the same search up. Also, I believe HAR is working on an updated app that may have this capability, but not 100% sure. Hope this helps! V
Hi Jesus--There are lots of Down Payment Assistance programs available to buyers in Houston. You can look on the TDHCA website to see their list. There is also the SETH Program, USDA loans, VA loans, Harris County DAP, etc. The best thing to do would be to get in touch with a local loan officer, and they will be able to educate you on this topic. David is correct, but if your agent does not subscribe to the client experience ratings on HAR.com, you can always leave a review on Yelp or almost any of the search engines ie. Google, Yahoo, etc.
Hi Frank! On a home that is listed for sale, the property should be listed as "pending" once there is a contract on the home AND the buyer is through the option period, if the buyer chose to have one.
I would check with Realtors & Mortgage companies in your area. As the other agents have pointed out, many of them hold workshops regularly. Open houses are also a good way to meet agents in the area you'd like to purchase in. Lastly, many of the city's programs for first time home buyers offer classes associated with them. Check out Avenue CDC, the Harris County Downpayment Assistance Program, the SETH program, and the Harris County H.O.M.E program. These are always good resources since they are held by a third party with little to no sales pressure. Good luck on your home buying journey! V
I agree with you ladies! Working with a builder is definitely much different than working a "resale" transaction. Best to go to your broker, and ask for their input/advice. Maybe even bring your broker with you so that you can ensure the buyer is well represented. The sales person will do most of the transaction coordination, including writing the contract, but you must always keep in mind that they work for the builder. Hi Kristin--Unfortunately, HAR.com is only available for use by Realtors. There are many benefits to using a Realtor to sell your home, and I'm sure every agent on this forum could name a million reasons why. HAR.com is the number one site for finding homes in the Houston area, and you could be missing out on potential qualified buyers for your home by not working with a Realtor to sell it. I'd also like to point out that many Realtors "cold call" For Sale By Owners to try and get them to list. This could be beneficial to you, if you decided to list with a Realtor. Any agent that calls on your listing is probably local to the area, and hungry for business. That's always a good thing for a seller. Hope this helps...good luck! V
