They all fill a need depending on what you need. The larger national brands offer extensive training and, in my opinion, give you some legitimacy when you\'re new to the field. The fees are usually quite a bit higher, but you\'ll need more guidance when you\'re first starting. If you\'ve been in the field awhile you\'ll need to weigh the pros and cons yourself. There are great small niche brokers and there are larger national brands with great local brokers. Talk to agents and not just management when you interview a broker.
Everything Dori said is correct. I sold a home up near Austin last year and contacted some agents in the area and asked them to check the listing on HAR. I also had curbside flyers. Most agents you speak with will ask if you'd like to refer out the listing and that's something you might consider. Best of luck!

YW,I'm not sure you're going to be able to find a REALTOR that would be able to help you find a home without you viewing it in person. Unfortunately, it opens up some ethical and legal possibilities if there were issues that arose after you moved into the home.I'd highly recommend you investigate a short term corporate rental for a month or two before you lease so that you can familiarize yourself with the area and check out neighborhoods and commute times.Another big concern I have for you as a family is the mileage to and from possible job locations, at least for your husband, driving from the Bay area to Cypress. Yes, I do use info boxes with full color brochures for my listings. It serves two purposes--first to give a good deal of information and pictures to drive by lookers and it's a great way to market yourself to curious neighbors. I'd advise that you enlist the help of the homeowner or neighbor to keep the box stocked and also to change out flyers when they get wet.A message on top of the door to please close the lid is a good reminder to people in a hurry. Stay away from black and white and go for color. People don't see in black in white!
There generally is not a price reduction for cash buyers vs those that obtain a mortgage on the property. While sellers would certainly look favorably on an all cash sale and may accept that offer more quickly it doesn't guarantee a lower price. In today's Houston market with low inventory and generally shorter time on market, it's even more important to use the resources of a REALTOR to help you determine a favorable offer so that once you've found that home for your daughter you have an even greater chance of completing the purchase.
With Texas being a non-disclosure state it's sad to hear Zillow has your exact sales price. Your guess as to how this happened is unfortunately as good as mine. There are a number of sources that could have released this information, but they had no legal right to do so. Obviously, it's going to be nearly impossible to discover where or who leaked this information.
Consult a real estate attorney to draft the required paperwork before deciding to purchase a lease/option property. You definitely want an attorney to advise you on any contract presented to you by a seller.
