Compensating an agent ?????

We are moving from Fl to the Houston area. Have been working w/ a realtor that's been absolutely WONDERFUL. However, it is extremely difficult to find a place living out-of-state & have very limited time to be able to physically look at a property (a rental), along with costs of making trips out to TX. Going to have to add other means to our search (i.e. craigslist). If we don't find a property via her, what's the commission base when a realtor finds a rental we definently want to compensate her for her time and troubles. As said, she's been wonderful, gone above & beyond, even took me around and showed me places when I flew in & out the same day last wk & she had the wake of her grandpa to go to that same eve, more than 1hr away Thx in advance for your time and consideration. I would encourage you to keep in touch with your agent and let her help you find a rental. Your agent has access to the most recent rental listings. It sounds like your agent is doing a great job for you.

As Catherine mentioned, be cautious with Craig's List rentals. I'm sure they are legit for the most part, but then a nightmare scenario hits the news and renters are scammed for their deposit.

We are experiencing low inventory in the resale and rental markets in the Houston and Greater Houston areas. In other words there are few properties available and generally the good ones go quickly.

I am so glad you have such an awesome agent! It is definitely in your best interest to be represented. As a Buyer or Tenant generally speaking you are hiring your agent to work for you at NO charge. Commissions are paid by the seller/landlord to the listing agent who then gives a percentage to the buyer's agent for bringing a buyer/tenant.

In searching for rental homes on Craigslist I'd be careful. Definitely use your realtor to negotiate the lease. And, when leasing or purchasing a property from another agent or even a builder for that matter please remember that they are representing the other party. Bring your own representation! ;)

Your agent has access to all the properties available in the area you are looking in. Just know that in finding something you like make sure you move quickly and have all your documents and applications ready to send for a smooth transaction.
