Can I charge a "showing fee" for showing a property??

I recently heard of a realtor that charges a fee to show property. Can i do this??

I do not understand what is the confusion with that question? All buyer's agent should charge a fee for showing properties so the customers do not abuse our williness to give great customer service! One thing is to show 10 homes, another thing is too see all houses in town and still do not decide. Many buyers do not have any intention to buy and after showing 30 houses they decide they want to built a home with their cousin that is a builder????

I have seen MLS listings that have agent remarks stating that the buyers agent commission will be reduced if the listing agent has to show the property to the prospective buyers. I think that this is a reasonable statement and practice.

I've heard of agents reducing commission if they show their own listing to a perspective buyer and then an offer shows up for that same buyer from another agent. This situation concerns who "procured" the sale.
I would consult with TAR's legal hotline first before doing so. You pay your annual membership for their services and they have been really responsive when I have needed them. Good luck.

Interesting question and responses. For houses, I don't see it. But when selling a farm and ranch property you need a utility vehicle to show the land. When selling a lake house you need a boat. If I started charging to show those I could cut a little overhead...sounds good to me! : ) But I don't see it happening in the near future.

I'm not sure who is charging a showing fee, the seller, the listing agent, or the buyer's agent?

If a seller or listing agent decided to charge a showing fee, doing so could possibly discourage any showings happening for that property, since so many other homes could be shown without to pay a fee.

The only buyer's agents that I know of who charged a fee to a prospect are agents who were approached by a prospect that wanted to have an area tour and a tour of homes but didn't know if they were going to relocate to the area or not. In this situation the prospect in essence hired the Realtor for an agreed upon showing fee to show them around.

Is this what you mean by a showing fee, being paid to give an area tour and tour of homes ?

I'm not really sure what you are asking. You signed in as a consumer and not a REALTOR. What property would you be showing?

There is blank in the our Buyer's Rep Agreement that is for an additional monetary amount to be paid to the agent upon closing. This could be filled out and agreed upon.

Not sure if this is what you are referring to but I know of agents that pay a showing fee to another REALTOR if they are unable to show a property for whatever reason.

This practice may fall under the "salesperson may not receive a commission or other fee except with the consent of the salesperson's sponsoring broker" portion of TREC Rules 535.3. But I wouldn't mind my client's willingness to buy me lunch or dinner.

Charging a "showing fee" may not be the best practice, but hypothetically what if the client is looking for farm or ranch land south of Victoria. Taxi rides aren't free. I guess I would jump in his pasenger side and say "let's go."

Showing Off where ? Have you online business or website where listing of property available for sale and website have good CTR that helps owner to sell their property just by Showing off .
As Realtor , If you Don't mind , its very unethical to charge in just showing off property . You can earn from commissions on selling it .Charging for showing , may impact negative on your business reputation and indirectly open a door to competitors to get opportunities .
