Hi Angela,

Only licensed Agents and Brokers can list homes in MLS. You can connect with a FSBO helper company who, for a fee, can list your home for you within MLS. Most also have their own website and help to list on other sites as well. You can do a Google search for fsbo houston and see a good number of options.

Should you decide to see the full advantages a licensed agent can bring you; average faster sale, average higher price, more qualified buyers - I would like the opportunity to interview for the job as your agent.

Listings on HAR MLS are provided solely through Realtors, so a for sale by owner home could not be listed or advertised. Before deciding to list on your own, I would use the HAR tool to locate a highly rated Realtor in your area and discuss the pros and cons with them first. This way, if you decide to list on your own, you will know what to expect, and what information and skills you will need to be savvy about. If you decide to list on your own, and then change your mind this will give you immediate access to a real estate professional who can step in and take it the next step. Aside from the money aspect, safety and time commitments should also be considered. Most buyers will approach a FSBO home as a way to "get a deal" so often you are making less money listing on your own compared with using a Realtor. Hi Angela,
As explained above you will need a licensed agent to list your property on MLS/HAR.
Research has shown that FSBO end up selling for less and in a longer time.
Sometimes it takes a trial from the owner to figure this out on his own.

HAR is for members only. A Realtor or Broker has to subscribe to the MLS in order to post listings on HAR.

I would strongly advise against selling or leasing a property FSBO, just as I would discourage a Buyer or Tenant to go into a transaction unrepresented. Your Property is your investment and you should have someone knowledgeable in real estate assisting you in the transaction, just as a purchaser is making a big investment and should also have someone knowledgeable assisting them in the transaction. As a Seller, you will have obligations that you need to fulfill in order to remain in compliance with a contract. Likewise, a Buyer has obligations in a contract that if not fulfilled could risk default of the contract.

There are a ton of articles discussing the disadvantages of FSBO that I'd be happy to share. It's not worth the risk.

Unfortunately, as stated by the other agents, FSBO listings cannot be posted on the MLS. I understand that some home owners prefer not to pay commission, but you will find that the commission is well worth the service and attention you and your house will get from a good agent. Only licensed realtors can list a house on MLS. I understand many people opt to sell their own house to save commission to agents. There are many logistics that go into selling a house.

An agent will help you

price a home right,
provide advice in staging and curb appeals,
will provide constant update in your neighborhood example what is on sale, what got terminated, how much a property really sold for which may be different from list price,
Check if the buyer is pre-approved
Can track which agent showed your property when supra lock is used,
Co-ordinate with title company, lenders (mortgage company) and buyer agent on progress
