Sharing Listings - How Many Is Too Many?

Nothing makes me happier than sending a home to clients that they want to see. When the market is so much fun in Houston, and open-minded buyers can see past paint, it's hard for this local lady to curb her real-estate enthusiasm...! What's an appropriate number of listings to send buyers when first helping them look? This is my question in the age where people easily find their own homes and are also sent automated searches: At what point is a Realtor 'bombarding' a client--10, 20, or 50 listings? :)

Depends on the buyer profile. It they are young and adept to spending time online they can sort through a relatively high number. However if they are older, they may become annoyed at the number of listings sent that don't meet the criteria. What I do is cast a wide enough net to cover the desired geographic area and then whittle down with defined criteria.
