We are looking to purchase a residential lot in the Rice Military or Heights area. We are curious if it would be recommended to work with an agent, and if so what type of agent?
You should work with an agent who works for you, understands your wants and needs. You want an agent who will give priority to your urgency and address all you concerns.
Take your time and find someone you trust. But the right agent can streamline the process from purchasing the lot, choosing the right title company, to trades and builders that are reputable.
Yes, working with an agent would be an advantage for you because the buyers agent are there to represent you and your best interest. Always keep in mind that sellers will only have THEIR own interest at heart. If you are a buyer coming in without an agent, they will only offer what they seem feasible and the most for them as sellers. Your buyers agent will work for you at no charge because their pay is at the expense of the seller. It is only reinforcement to have professional advice on such a transaction - would you do it alone when you know you aren't paying for it? I would use up all my resources as a first time buyer and use the agent who will work for me and represent me best.

They have resources and relationships that may point you in all the direction so you have clear title, the value is there, trends in the area, what is coming in the area that may affect the value just to name a few pros for work I g with one. The listing agent is limited to what they can legal answer for you. Having representation on both sideshow the best way to negotiate, especially when you have one that is a certified negotiation expert or better yet, master certified negotiator

If you go in without an agent, the listing broker will either assign you an agent, or if the listing reality firm is small, act as an intermediary (see link).
Look for an agent who knows and works in the area. I have been lived and worked in the area for over 20 years. Land prices can vary from street to street and block to block. You want someone that will do the homework to help you get the best price for the lot you want. And I would never use an agent who charges a showing fee. They may ask you to sign a buyers agreement but it is not required by law. No matter who you pick, ask questions.
