How much should i invest in fixing things around my house befote i sell it?

I have called realities and have not had any call backs. Want to know what I should fix before putting my house on the market. Such as replacing carpet,painting, etc.

If I were to sell a house, I would check the houses that are around me for sale. Find an agent who will show you inside the house to get an idea on what needs to be done to get that market rate. Few things like floor, kitchen and bathroom upgrades are a must if you want to get top dollars.

At a minimum paint and carpet to make sure the house looks clean and neutral.
The higher end the property, the more it is worth to invest in the house before selling it.
I do renovations as well for my clients I sell home for.

When I visit with customers or clients, I would get comps from the specific subdivision. You will most importantly want the home to be clean! Do the basics that don't usually cost much like making the exterior of your home look great since that is the first impression. Keep the yard and flowerbeds looking great. Basic interior would be to paint neutral colors throughout the home and be sure the flooring looks as good or better then the other "active" homes on the market. Updated appliances or countertops would depend on the area you are in. It is difficult to sell a $500,000 home with outdated appliances and countertops. Good luck!

A clean, well maintained home will always appeal to more buyers and sell more quickly than one with needed repairs/updates. Do some research about what homes in your area are expected to have to sell quickly - look at photos on HAR, Trulia or Zillow to help you compare features. As a general rule - fresh paint in neutral shades will add the biggest bang for the buck. Clean flooring is also a plus - clean or replace carpeting if dirty or stained before putting on the market to make the best impression with buyers.

If you are really interested in selling, I recommend you contact a REALTOR who can go over the comparable houses with you; those that are on the market and those that have sold. Look at updates homes versus those that are not updated. There are different upgrades in a home that tend to increase the value more. However, you need to determine if the cost to do it has the potential to increase the value in your market area.

I help investors purchase and make suggestions for rehab prior to marketing on a daily basis, in my opinion improvements and or upgrades to the kitchen and baths bring in the most money. Today's buyer loves stainless steel appliances and granite countertops. Your curb appeal is always a major, this time of the year adding mulch and color is important.

Are you READY to sell ... or just thinking about it? If you're just thinking about it and kinda sorta want to know what may be involved .. Jane already has given the best answer of how to go about it yourself. If you WANT to sell and are READY to sell ... contact a realtor to represent you. So when you call, don't say "... I want to know what I need to fix in my house to sell it ..." say "I'm ready to sell and am looking for an agent to represent me". BIG DIFFERENCE. In response to your specific request .. agents will run comps for your neighborhood and be able to compare your property to ones on the market and also ones that recently sold. They will be able to advise you precisely of WHAT you should do to your property to get it market ready. I suggest interviewing 2 agents, 3 is better ... listen carefully to what they are telling you and uate which of the three marketing strategies is the best fit FOR YOU. BUT --- if you're not ready to sell and are still in the kinda/sorta thinking about it mode --- pls be respectful of an agents time and talent and don't spin their wheels if you are in fact ... not ready (yet). My advice is to do all the little cosmetic fixes that you can do. Don't do any major renovations unless you actually need to. Most people are only looking at the little things that may be wrong with the property the big things don't come out till inspections then it becomes a negotiable matter

It depends on the market conditions of the area you are located in.
And, yes, there are many things a property owner can do to help the property sell. However, some items will only make the property sell faster, while other repairs or improvements will actually add value.

It does depend on the area and the type of home. If it's in an area that most homes are being sold for lot value, don't spend anything. If not, fresh paint in a neutral, color is almost always a good investment. If the carpet needs to be replaced, that is uaually money well-spent. Again, go with a neutral shade. Other improvements will really depend on the area and price point and also depends on what items are in need of repair. You should have a Realtor or design professional look at the property before starting repairs to make the most of your repair budget. Please feel free to contact me if I can assist you.
