Looking for a realtor for inside-610 first time buyer.

I'm not really sure how to pick out a realtor. My father resides outside of the US and is not a citizen. He's want to purchase mid-range home near central downtown. You would be working mostly with me, but possibly communicating with him directly as well (helps if you speak Mandarin, but not necessary).

Any recommendations for this type of purchase in this area?

Hi Michael. That's a good question. As has already been addressed you need to find someone who knows the Loop and those areas. It really is a different market than say The Woodlands or the Energy Corridor. Now, I want to add not every agent is going to be comfortable working with you as the "go between" but the right agent will. It can make the transaction a little more frustrating for your father, as well as the agent, because communication is a large part of narrowing in to exactly what the buyer is needing/wanting so the agent can find "the one". So, going into the process it will be good to keep in mind that patience will be key. I've worked with clients located out of town on job assignments or relocating who could not view the properties before they were under contract. Having a family member here such as yourself who knows what to look for and to be their eyes will help tremendously. Speaking from experience, you should also try to find an agent who can be available at a time your father can be on the phone with you as you tour properties. Sending photos and doing a live walk through tour, such as via Facetime, to capture questions about layout and finishes or the neighborhood will help your father feel more comfortable making the decision remotely.

Hi Michael!

The biggest piece of advise in finding a realtor is ensuring they truly understand the Houston city market. There are differences between areas inside the loop (north, south, east and west of downtown) and each area really is it's own market. Land value is high inside the loop, but certain areas are higher dollar than others (some more transitional, developing vs. others that are well established). There are also areas outside the loop that you may want to consider. Are you considering single family, town home, or condo? You'll notice there are an abundance of town homes and single family (traditionally) are more desirable due to character and size of the lot (which again, carries the value). In looking at this as an investment, your Realtor should advise on the best place to purchase based on what you are looking for in a property, commute, value, etc. Look for designations (Accredited Buyer Specialist, luxury home designations, Graduate Realtor Institute, etc), an agent that has their client experience rating displayed on HAR, and agent who's full time job is real estate sales and who has a professional website and quick to respond when you reach out.

My working partner and I are native Houstonians with a lot of experience working with Buyers and Sellers in town. My husband and I also own a residential real estate appraisal company that has serviced the entire Houston area for almost 15 years and invest inside the city as well. About half of our clients are first time home buyers and about a third of our clients are out of town (Sellers and/or Buyers). We have had several Buyers in which all showings were done over video or face time as they weren't going to be in town until after closing.
