What are the current sales/listing time periods and sale histories for homes $600,000 - $850,000 range?

Hi Lori,

I'm not sure where the gentleman that first responded obtained his statistics, but just since the beginning of the year, 63 homes have sold that were priced between $650-800K throughout The Woodlands (this includes all the Villages). The average days on market of these sold properties were 183 days. There are currently 152 homes currently for sale in this price bracket, with an average of 149 days on market. There are currently 34 properties under contract in this price range. I'm happy to email this information if you want to reach out. Better, yet, would be to provide you with specific info on your home.

If you are a resident of The Woodlands you already know that each Village and each section within each Village is so specific on the price. You can have a $300K section across from a $1M+ section. Each section is basically it's own market.

While I pull detailed market information for my Sellers in advising on the best list price (pricing is much more than price per square foot!), and this includes days on market, most times long days on market in our area is due to incorrect pricing up front!

Hi Lori,

In the past 3 months, 16 homes have sold in 55+ communities in The Woodlands. These homes sold between $204,000 -$304,000. There are 2 large 55+ communities in The Woodlands, Windsor Lakes and Windsor Hills. There are also neighborhoods in The Woodlands such as Ashley Green in Alden Bridge that are designated 55+; and several other 55+ communities in the area. The days on the market of current homes within this price range are for The Woodlands are:
Maximum: 932
Minimum: 1
Median: 46
Average: 169

Keep in mind that the homes on the market over 6 months are probably priced too high or could be in an undesirable area or have undesirable features. Either way, homes reaching 6 months to a year and over are priced too high. Homes in this pricing category are in a buyers market, which typically means the buyer has the negotiating power.

If by 'current', you mean in the last 30 days, there have been 16 homes that have sold in The Woodlands in the $600k-$850k price range. Of those, the average days on the market was 58 days with the cumulative days on the market at 100 days. I will be happy to share with you the results of the search to validate these numbers. In addition:
0-30 days, 16 homes sold, DOM 58, CDOM 100
0-60 days, 39 homes sold, DOM 83, CDOM 150
0-90 days, 52 homes sold, DOM 85, CDOM 168
