Are there any rent to own homes in the bentwater or Woodlands area?

We need to sell our home in Alabama before buying in your market. We do not want to rent, only to have to move again within 6-12 months. Had rather find "the house" first and buy when ours sells here. Thanks.

Hello Gary,

I would HIGHLY discourage you from trying a "rent to own". They are complicated transactions that would require an attorney to complete. Many opportunities for scams and you loosing a lot of money if for some reason you did not want to purchase the home. And FYI, not many if any "rent to own" homes marketed in our MLS. Plenty of rental homes in the Woodlands area, over 500. Only 9 in Bentwater being offered, $2000-$4000/m

Keep in mind you would have 30-60 days to find a home here once you get your home under contract in Alabama. I would suggest when you get that offer, try to negotiate a Sellers temporary lease to provide you an opportunity to stay there after closing for a few days to a few weeks. You would have your money and then you would close on a home here in Houston and move once. Bit of a dance, but the only way to avoid moving twice.

While you get your home going there, you want to start scouting here. Not sure how well you know Houston, but Realtors like me who specialize in relocation can quickly figure out great places for your to look and set up customized search portals to keep you up to speed on new homes coming on the market.. I show in most parts of the city and understand the tricky aspects of selling and buying at the same time.

And of course you could simply rent. Most private leases are for one year. Let us know how we can assist you. Good luck and reach out when you have time.

Gary, In Texas, Legislation has changed where Realtors cannot represent folks in a rent to own situation. Many attorneys will not work this type of transaction because of the liability. You would spend much time trying to find an attorney that will do this and even more time trying to find a seller willing to do this type of transaction.

Although your situation poses challenges, it is not impossible. I suggest to start searching homes online in Bentwater and The Woodlands to decide which area and subdivision you prefer. This way you know in advance and that can save time. Use Google maps and Google earth to see what the surrounding area looks like to help you decide. You can use this website to directly connect you with our local MLS: http://www.har.com/deborahbevers. This site gives you the most up-to-date information on listings in The Woodlands, Bentwater and the Greater Houston area, more so than Zillow, Trulia, Realtor.com, etc.

Once your home has gone into escrow plan your home buying trip to Texas. When you do find a home and put in an offer in you can always put a contingency into your contract to protect you if your current home falls out of escrow. I live in this area and can help you with questions you may have regarding what your preferences are on the location of hospitals, the arts, cultural events, etc. in the proximity of where you choose to live.

If the timing of everything finds you without a home to live in for a time period you can try doing a leaseback in your current home (your Realtor will know the laws in your state regarding this) and that's if your buyer is willing to do it. Another option is to procure temporary housing at a corporate housing complex or similar. These complexes can offer to house you on a monthly basis and are furnished. Hi Gary,

As REALTORS, we can not represent parties in rent to own transactions. While this type of transaction was traditionally handled by an attorney, many real estate attorneys are actually not doing rent to own transactions any longer due to the liability with them (and for good reason). There are some owner finance options out there, but that's not going to be what you're looking for.

I completely understand not wanting to rent short term to just move again in such a short period of time, moving once (especially from another state) is exhausting enough!

Have you considered purchasing a home before you close the house in AL? Most people like to close one before purchasing another so as not to carry two mortgages for too long and/or to roll the proceeds from the sale to the next purchase, but each person's situation is different and all part of what I discuss with clients. Most of my clients that are relocating to the area put their current home on the market first and I work closely with their listing agent throughout the purchase to time the purchase locally so that the properties close simultaneously and the move is a smooth one. The best option is planning a couple trips to the area (one before you list or right when you list) and plan another after you home is under contract. However, I have many clients that have either only come once or have never come and we do showings via face time or video, it's whatever works for each client.

Both Bentwater and The Woodlands are great options and there are plenty of properties available for purchase (or lease if you end up preferring a lease in the short term). I sell in both areas of Montgomery County.
