Most agents with no investment experience or don't own any may not be able to guide you through the process. Just because a home is cheap doesn't mean it is a deal. Biggerpockets.com is another great resource to learn more about investing. Remember the first rule of investing...don't lose money :) Good luck to you!

Your best bet is going to be contacting a REALTOR who represents Buyers in the area of town you are looking to invest in (and one that is experience in working with investors).
You can also go to HAR.com and hover over "Agents" at the top right of the homepage and then click "Find a Real Estate Agent." You can type in the zip code you are looking in. I suggest clicking "more filters" to filter your search as well as click the box "Display Agents with Rating." Accredited Buyer Representative is a good one when you are looking to purchase a property, as is Graduate REALTOR Institute (along with many other designations).
