Hi Adrian!

There are so many things that you should expect out of your REALTOR! While the list of expectations is way beyond what I'm able to type in the space provided on this forum, I can definitely scratch the surface.

Your REALTOR should:

* Show market area expertise in the area you are Buying or Selling in. This means your REALTOR should provide you with a detailed market analysis supporting the suggested list price for a home you selling. He/she should be familiar with the home appraisals and the adjustments made for similarities and differences between the subject property and the comparables (this goes way more in depth than "price per square foot"). Pricing right is so critical. There is an science to it. You want someone that is extremely detailed and obsessive with his/her analysis to ensure everything is taken into consideration.

* Be able to HONESTLY advise on any make ready or property improvements needed prior to listing. You want your home to sell quickly for the most money and this could involve putting a little time and money in to decluttering, making minor updates (fresh paint, carpet, is the kitchen and baths outdated), staging/moving furniture, tips for keeping the property show ready at all times, etc. I can not stress how important it is to do these things up front, making sure the property is 100% market ready!

* Be skilled in negotiating. Buying and Selling negotiations differ!

* Be able to market your property beyond sticking a sign in the yard, posting on MLS and hold an Open House. Professional photos and extensive, targeted online marketing (to name a couple) are a must.

* Communicate! With you, other agents, prospective Buyers, the title company, lender, etc.....

* Be able to take the stress off of you so that all you have to do it show up at closing!!

You should expect:

1) Great marketing for your property (professional pictures, video, aerial)
2) Savvy negotiation skills to get the most money for your house
3) Great knowledge of real estate contracts
4) Great communication skills with both you, the client, and the other agents / potential buyers
