In the owner finance world, down payment is king. With roughly a 25% down payment you are a very good candidate. To expand your horizons (because owner finance is still a relative small percentage of all transactions) you should also consider private lending. There are quite a few groups which would offer options for you.

Hi Chris, Your best bet is to work with a local Realtor who can find you a home in your price range and areas of choice. You agent can also narrow down the list to those home where the Seller is willing to accept creative financing or hold the note. Seller financing is more common when the interest rates go up, but there are still opportunities in the marketplace. Choose a Realtor who is familiar with doing these types of transactions.

It sounds like you are interested in a Owner Finance property. Owner Finance terms and conditions will vary from home owner to home owner and take into consideration the amount of down payment, credit worthiness, terms of the loan, etc. As a realtors, we can search specifically for Owner Finance properties as a search criteria.

A couple of follow up questions:
1) What are of town are you looking?
2) What other specific criteria are you looking for in a property (beds, baths, square footage, etc)?
3) Are you 100% sure you want to go the Owner Finance route, or are you interested in speaking with a lender about your specific circumstance?
