Dear Realtor,

I am looking at partnering with a realtor who is patient and is willing to help me with a house on my own timing.
Dear potential realtor, before your reply, please see what I require:
Mandatory to have
- An agent that will tag along for the long run: 12- 18 months process;
- Provide me MLS details as many/ much as needed (Since I work in downtown, I drive around for a good deal, but unsure how pricing behaves). That is very important (If you do not agree with that, please stop here) as I do TONs of research, and I consider that analysis vital;
- Help me find lenders that will work on a good rate despite my 2011 foreclosure;
- Help me find a good deal in the inner loop (commuting to work for me is very important, and do not want to spend 45min- 1 hour commuting);
- Not pushy into closing the deal, and let me do at my own timing (I do not suffer from the house fever);
- Has good reputation in HAR, and can provide references of past clients I can talk to;
- Brazilian or Colombian native is a plus, but not required. Yet, those will get preference;
I am pretty sure with the requirements above, I will weed out speedy realtors, and will come up with a good list of realtors willing to find me a home, not a house.
Please, let me know, and will take from there.

Leo, thank you for your question and requirements. It really helps that you are able to articulate your needs out of a realtor. I'm not Colombian, or Brazilian, however, I am more than familiar with the two cultures. As far as your requirements for numbers and spreadsheets, that is something I love to generate for my clients. I have had several that work at NASA, being in the Bay Area has taught me to know how to generate reports that don't overwhelm, but inform on an objective level. I am not one to push anyone into purchasing a home that they don't want. My reviews will say that! I do work with first time home buyers, as well as seasoned home buyers. I have a list of lenders that I normally work with, and I also work with a lender that you have selected on your own, so there is no pushing with lenders. Essentially, I want to work with clients who may or may not know the market, but are willing to hear me say that the property either is or isn't a good fit for them, with numbers to back that statement up. I personally wouldn't want to live in a part of town that looks great without understanding why its great, what value does a park, or convenience store play in the valuation of my house. This is an excellent post!
I wish ALL consumers would do their due diligence and check out the credentials of real estate professionals thoroughly before hiring one. Not all Realtors are alike, and from your post I can tell you KNOW that! (insert applause here) I always advise consumers to look at a Realtor's professional education and the specialties he/she has invested getting an educating in, involvement in the profession of real estate, service to the industry and to their community, their online reputation (Google a person's name for that), and check out the Realtor's client experience ratings on HAR. If you spend some time researching you'll end up with a great real estate professional in which to partner with for the purchase of your largest investment. I wish you the very best!
