I am a 45 year old male residing in The Village of Cochran's Crossing here in The Woodlands. I am a Spanish Jew and married to a Anglo Jew age 48. I am disabled. My husband makes well over enough the suggested income margin. We recently adopted three children last Nov.
I have been sending our broker lists of choices and her only roll to date is to open the door.
It took four days waiting to hear on the application outcome. My husband finally called and the broker gave us the reason.
The owner has two other properties equal in the monthly rent.
The original property is still on the market. No further attempts at contact have been made by the broker to this day.
The date of viewing was Thursday, Nov 5, 2015. Notice of denial was Monday, Nov 15 via email. My husband reached out first.

Alec, great question! Patience is sometimes the name of the game when applying for rental properties. One thing to understand is that the owner of the property is likely treating this solely as business. A large part to running this "business" is risk management, therefore they may take their time in making decisions and unfortunately your application may be denied after waiting long periods of time. If you are in a hurry and running thin on patience, you could always put in multiple applications to different properties that you like. This will allow you to have a greater chance of finding something, being accepted to something you like, and not having the feeling you lost out on another option while you were waiting on a response from another property owner/manager. Hope this helps, thanks for posting!

Mrs. Turpin - I am sorry to hear about your recent rejection of a rental property for that reason. When it comes to rental property, application submission and approval status, in today's market- response time and acting fast is imperative. I am sure your broker is doing their due diligence in service to secure you the right property in the time frame in which you need it, within the fashion you seek (allows pets, availability, etc.). Keep trying! You'll get the next place, and it will be exactly where your family will need to be. http://nikoyajones.com | Elite Real Estate Services | 832.294.3367
