Why is my house not getting traffic?

Our house has been on the market over a month and we have not had one showing. We already lowered the price. What should we do?

Hi Patrick,
It is good idea for you to get a second opinion on your house price. Either it is overpiced, either there is something wrong with the house that does not attract buyer. As the owner you may not 'see it' as you are so used to the house.
Maybe there are some cosmetic changes that are needed in order to sell this house.

The three biggest factors that determine whether buyers want to schedule a showing on your home are price, presentation, and demand. If your house is over-priced compared to the competition, you will receive less showings. If the presentation of your home to the public via the listing photos are not of the best quality, your number of showings will suffer. If your house has features that are not in demand or if there are small number of buyers in your location, you will have smaller set of buyers interested in your property. You should evaluate these factors with your agent to determine the cause.

When selling a home there are several factors affecting a property that is otherwise being professionally marketed:
1. Price
2. Condition
3, Competition
We cannot control the competition; we can control condition and price.

Patrick, great question! Actually I want to start off with a question of my own, are you trying to sell your home on your own or with a Realtor working on your behalf? This may be a strange thought, but it can make all the difference in the world to the sale of your home. Price and condition are important, however marketing/exposure is another extremely important key. You can have the most pristine home on the block for the least expensive price, but if buyers don't know it's available then how can you expect to sell? A real estate agent is an AMAZING tool to price properly, show you the condition of your home versus others in the area, and ensure that your home gets the maximum exposure to buyers from potentially all over the world! Furthermore, you will have someone to answer questions such as this one at your beck and call! If you DO have a realtor working for you already, I would suggest you ask him/her what the problem is in his/her mind and then decide if this is the right agent for the sale of your home. As the previous people said, it could be because of price or condition. However, one thing I did not see addressed were the following items:

Photos/Listing - does your listing have clear and professional photos? Do all photos have captions and is the property description colorful and in-depth?
Staging - How does your home come across in photos?
Marketing - what is being done to market the home besides just an MLS listing?
Market conditions: we have swung into a market where the inventory is more saturated, so buyers have more to choose from. The past few years both professionals and consumers have been 'spoiled' by insane sellers markets where there were multiple showings in a day and usually multiple offers shortly after. This has changed.

Houses sell for two reasons - price and condition. If the house is over priced, it will not get any showings. If the house is in poor condition (dated, deferred repairs, structural damage, etc), it will not get any showings. Are other houses in your neighborhood selling? Are you located in a flood zone? Are there any detrimental conditions in the area? You need to have a conversation with your listing agent to get a clear picture of why your house is not getting any traffic. In today's market, houses are getting multiple offers in a week!

That is a great question to set up a time to discuss with your agent. Many factors can lead to limited showings such as pricing (that you already addressed), online presence, weather, location, property condition and even availability of the property for showings. In the case of the latter I have wanted to show properties only to find a narrow and restrictive window that my buyers could not do (such as 1 hour showings before 5 pm for instance). Have an open and honest discussion with your agent and I'm sure you will come up with solutions to get buyers in the door - remember it only takes one to make an offer. Best of luck!
