Title company will find out if there is any lien files against property. A careful look to Scedule C of Title Commitment is recommended. I work with many title companies let me know if you need their contact to do a title search.

I partner with my preferred Title rep to help my clients uncover any possible liens on a property, allowing my clients to check this information at no cost from a trusted reliable source. You may find my detailed contact information on my website www.yourHOUSEpitalityrealtor.com.

Here are additional options:
Search the county recorder, clerk, or assessor’s office online. All you need is the name of the property owner or its address.
If your county does not have the data online, then visit the county recorder, clerk, or assessor’s office in person. Generally, you will find the people in these offices will be quite helpful, and they can even give you pointers if you need help.
Contact a title company. Title representatives can be extremely helpful in many ways — finding liens is one of them.

I would suggest purchasing title insurance and have the title company search for liens. If a lien is missed, the title company will insure it up to the purchase price.

Have the Title Co you will be using do a Title search and any liens will show up. Usually takes a day or two.

I agree with the other posters. Checking with the title company or your REALTOR will be your best bet!

Typically A title company will complete a title search to determine if the home has any liens, encumbrances, cloud on title, etc. As your Realtor I have access to a database system known as Realtors Property Resource that would identify any liens. Please let me know if you have any other questions. Tamara Barnett-Mimms Texas Home Group 832-352-2587 Tamara@texashomegroup.com
