As mentioned above there is the Homes for Heroes programs that help police, firefighters, teachers, nurses etc. If you have a client who is a Veteran and first-time buyer the Dream Maker program provides a matching grant based on their available funds. I have included links below for the Texas State Affordable Housing which is a great place to start finding programs (it has a questionnaire buyers can complete to see what is available to them) as well as the Dream Maker program. Lenders can definitely give you more insight into these programs as well
There are many Down Payment Assistance (DPA) Programs out there. There are also special programs for Heroes - Teachers, Firefighters, Law Enforcement Officers, Nurses, EMT's/EMS. I know there are also some programs out their for law enforcement and teachers. I agree with Vanessa, I would reach out to your lender as each program is specific.
There are lots of Down Payment Assistance programs available to buyers in Houston. You can look on the TDHCA website to see their list. There is also the SETH Program, USDA loans, VA loans, Harris County DAP, etc. The best thing to do would be to get in touch with a local loan officer, and they will be able to educate you on this topic.
