Hi Chris, Your best bet is to work with a local Realtor who can find you a home in your price range and areas of choice. You agent can also narrow down the list to those home where the Seller is willing to accept creative financing or hold the note. Seller financing is more common when the interest rates go up, but there are still opportunities in the marketplace. what is the difference between a forclosure and a short sale?

Hi Julia,\n\nBoth a short sale and a foreclosure is a property in distress. A short sale involves asking the lienholder or lienholders to accept less than the property is worth. The lienholder may consider this option when there is a shift in the market, a major change in the homeowner\'s circumstances, relocation or other compelling reason. As a person with lots of experience in selling foreclosures and assisting homeowner s in short sales, a foreclosure is easier to close, but may have hidden defects that the Lienholder does not necessarily have to disclose. Hi Charles,\n\nThe fact that the FSBO Seller does not want you to have professional representation could be problematic. I ran into this before with clients of mine who wanted to purchase a FSBO home. I contacted the Seller and informed him that they would not purchase the property without me (which is what they said). This was a God send for them because the Seller was covering up a bunch of defects within the property and I was able to point them in the direction of a good inspector. We were also able to negotiate some repairs. He didn\'t have any Seller Disclosures prepared and was not at all equipped to handle this transaction with my first time Buyer. Bottom line, if they are not agreeable to cooperating with your agent, one of three things may need to happen: 1) you walk away; 2) you pay your agent; or 3) the owner wants to sell and agrees to cooperate.\nThis is just my two cents.\nKelly Jackson\nREMAX Southwest\n281-652-6873
