As you stated your client would like to move there because of the proximity to their job, and they desire to get a residential home instead of a town home. Your clients view is set on a long term deal on both financial and family wise aspect. If the home has land, a lot of times the builders will try to buy them out, so it would be a win win. If they stay they will be happy because that\'s their desired location, or if they end up selling its still good because they will profit from it. Yes a seller can file a complaint if he can prove that in showing instructions he specified not leave all lights off after showing. As far as the water is concerned, my question to you would be why would you leave the water running? do you leave the water running at your home? Water bill can be quite expensive if for instance the owner did not realize the agent left it on and they were not home for a couple of days. Once again, can this be proven? can the seller file a complaint, yes!
