Is there any programs out there for down payment assitance?

If you\'re in a rural area, there\'s the USDA program offered by the Department of Agriculture. It\'s a zero down payment program but there are eligibility requirements. You can find more information on their website. You may also be surprised by their definition of \"rural.\" There\'s a map you can access or you can even put in an address to see if the home qualifies as rural. For example, I live in Cypress and my home is considered rural. On the other side of Cypress Rosehill (Fry Rd.), it is not considered rural.

How can a marijuana grow operation affect the value of a property?

Since it's illegal in Texas, it would be illegal to sell a home with a marijuana growing operation intact. I can't imagine that any agent would take a listing knowing this material fact because they would be running the risk of losing their license being involved.

IF it were legal, then a commercial business appraisal might apply, depending on the location. IF it were legal and in a residential neighborhood, it would most likely be against the deed restrictions.

If a realtor find you a Tennant in your rental property how much percentage does the realtor get? and how does this work

Typically, we charge the 1st month's rent. Half of this goes to the listing agent and half goes to the tenant's agent. We also collect a security deposit equal to one month's rent which is given to you. Each prospective tenant will pay for their own tenant screening and the agent will advise you accordingly. With the experience of the agent, you will be able to find the best tenant most suited for your property based on previous rental history and their credit score. We also advise on the acceptance of specific pets and screen for a criminal background as well.

CRS Designation. What are your thoughts?

I'm very proud to have earned my CRS designation and I would highly recommend it. Just the fact that it must be earned only by proven experience and further education says a lot. It's one of the highest designations you can get and only 3% of REALTORS nationwide have earned it, so it sets you apart from other agents when giving value to your clients.

I have 15, but here's the Top 5:
1. Do you work as a full-time Realtor?
2. What is your list price-to-sale price ratio?
3. How many listings do you have at this time?
4. Do you have real estate education beyond licensing requirements; do you have any designations?
5. How many potential buyers in your database?
