Hire a home inspector to point out which areas THAT WILL BE A PROBLEM when your home is on the market. A common mistake is making cosmetic upgrades while ignoring basic maintenance. New bathroom tiles mean nothing if the plumbing is faulty or the underlying wall is rotten. If you don't address these problems before putting your home on the market, it'll cost you. Buyers traditionally negotiate a $2 discount for every $1 in damage that turns up in a home inspection. Doing the repairs now lets you get several bids for the work to be done where you pay less or can do the work yourself. If you wait to do the repairs after you have a contract on your home you have to do the repairs in a hurry using the contractor who can do it now instead of shopping around for the best price.
